2026 Property Tax Calendar Finalized The 2026 property tax payment process is set to begin, affecting millions of owners of residential properties, workplaces, and land across Turkey.
Collected annually in two equal installments, the first payment period will officially start on March 1.
Taxpayers are required to pay half of their annual tax amount during this initial period for the real estate they own.
Deadline for First Installment: May 31 According to the schedule regulated under the Property Tax Law, taxpayers must complete their first installment payments by May 31, 2026.
Payments made after this date will be subject to late payment interest at rates determined by the Ministry of Treasury and Finance.
The second installment payments will take place in November, as in previous years.
Payment Channels and Digital Options Citizens can make their property tax payments through the municipalities where their real estate is registered.
While there is no requirement to visit municipal offices in person, fast and secure payment options are available via the e-Government portal, municipal websites, mobile applications, and the digital channels of partner banks.
It is recommended that taxpayers check the debt inquiry screens of their respective municipalities to ensure payments are processed correctly.
Who Is Exempt from Property Tax?
Property tax exemptions apply to citizens who meet specific criteria.
Those who own a single residence within Turkey with a gross area not exceeding 200 square meters are exempt if they fall into the following categories: Retirees Individuals with disabilities Housewives with no income Relatives of martyrs and veterans To benefit from this right, eligible individuals must submit an exemption declaration to their local municipality.
Citizens who meet the requirements but have previously made payments are also entitled to request retroactive refunds.
