Average Housing Price in Turkey Reaches 4.9 Million TL: Real Values Continue to Decline

According to Endeksa's January 2026 data, while nominal housing prices in Turkey are rising, real values continue to trend downward. The average housing price has reached approximately 4.89 million TL, with an average return on investment period of 14 years.

Market Averages and Real Changes According to the January 2026 Housing Value Report published by the real estate analysis platform Endeksa, residential property prices for sale across Turkey increased by 29.8% annually and 3.5% monthly in nominal terms.
However, when adjusted for inflation, housing prices saw a real annual decline of 0.7%, while experiencing a limited real monthly increase of 0.6%.
The average sales price per square meter across the country was determined to be 39,120 TL, bringing the average housing price to 4,890,000 TL.
The average return on investment for real estate in Turkey was calculated at 14 years.
Provinces with the Highest Returns Among the 30 provinces with the highest volume of housing sales, Samsun, Diyarbakır, and Elazığ stood out for their value appreciation.
In Samsun, housing prices saw a real annual increase of 7.9%, reaching an average of 3.9 million TL.
The average housing price was recorded at 4.9 million TL in Diyarbakır and 3.8 million TL in Elazığ.
Conversely, the provinces with the lowest price increases were listed as Hatay, Gaziantep, and Muğla.
While the nominal price increase in the capital was 36.1%, the average housing price rose to 4.5 million TL with a 4% increase in real terms.
In Istanbul, although the nominal increase was 31.1%, it was determined that inflation-adjusted real prices remained unchanged.
The average price per square meter in Istanbul was 60,391 TL, with an average housing price of 6.8 million TL.
The average housing price in Izmir was recorded at 6.1 million TL, while the annual nominal increase in Bursa remained at 26.5%.
This indicates that housing prices in Bursa lost 3.2% of their value in real terms.
