2025 Evaluation and Leasing Data Enver Sedat Güneş, President of the Warehouse Management Association (DepoDer), announced that the storage sector concluded 2025 with vibrant demand but limited growth in qualified locations.
Approximately 255,000 square meters of leasing transactions took place in the modern segment across Istanbul and its surrounding areas throughout the year.
Güneş noted that one of the sector's biggest shortcomings is the lack of an official classification system.
While the term "Class A" is commonly used to describe modern facilities, he emphasized that the presence of traditional warehouses and unregistered spaces makes it difficult to measure the market transparently.
New Investment Routes: Adapazarı and Düzce Recalling that storage investments have traditionally concentrated along the Tuzla, Gebze, and İzmit line, Güneş pointed out that this region has reached a point of capacity saturation and risk accumulation.
In line with the reality of a potential Marmara earthquake and disaster logistics strategies, investments are expected to shift to regions referred to as the "second ring." In this context, the Adapazarı-Düzce line stands out due to its location on the Istanbul-Ankara axis and its role as a transit corridor.
Additionally, the Bursa and Gemlik regions remain strong alternatives thanks to their port ecosystems.
Güneş stated that investors are no longer focusing solely on square footage but are prioritizing energy efficiency, automation compatibility, and location risk.
The primary obstacles facing the sector include labor availability, high personnel turnover rates, data accuracy, and accessible land costs.
Reporting that yields for logistics and industrial assets are hovering around 8.25%, Güneş added that storage should be positioned as strategic infrastructure, warning that clustering in a single corridor creates strategic vulnerability.
